Threadneedle Strategic Property Fund IV

CMS Cameron McKenna Lovells, Semple Fraser, Mourants and Arendts are pleased to have acted on the first closing of the Threadneedle Strategic Property Fund IV LP.

Lovells, Semple Fraser, Mourants and Arendts acted for Threadneedle Property Investments Limited with CMS Cameron McKenna acting for cornerstone investors, represented by an established UK Multi Manager.

Melville Rodrigues and Fraser Simpsons led the CMS Cameron McKenna team.  Melville commented, “In this current climate, we are pleased to advise on a transaction of this scale.  Equity now commands a greater premium and is being cautiously and selectively deployed”.  Lovells partner Nicholas Holman advised on English law and Semple Fraser partner Scott Kerr advised on Scottish law aspects. Nicholas Holman said, “There is an increasing sense that now is a good time to buy UK property and this, when coupled with Threadneedle’s outstanding track record and reputation in the market, has led to a very successful first close.  We are delighted to have advised Threadneedle on the project.”

The Strategic Property Fund IV, which is Threadneedle’s fourth leveraged UK opportunity property fund, will be exclusively available to Barclays Wealth’s private clients alongside institutional investors in the UK and overseas.

The first closing took place earlier this month and the total funds committed at first closing - taking into account other investors/clients of Barclays Wealth – were £107.4 million. Further closings are anticipated later this year, and into 2010.
